We are all used to regional variations in the market value of homes in different parts of the country and accept as a fact of life that a home in L’ance Aux Epines will cost more that the same house built in Corinth, St. David’s. Land prices account for much of this. What is more difficult to understand is that building costs could also vary although not to the same extent. Why this is so is an interesting argument over a drink of rum, but such debate will not distract from the fact that you will have to pay more for building on land in some areas than others. In the outer parishes costs are usually lower. But you may have to pay more than the average if the site is remote.

Developers are relentless in their pursuit for prime building sites. Architects and engineers are designing structures that would withstand the elements of time. During the 1970's, heavy duty earth-moving machinery was scarce and had its limitations. Today some of the best sites can be excavated quite easily with the use of powerful hydraulic earth-moving equipment.

The cost of bringing materials on site could be significant and the workmen's travelling expenses will increase. Selecting a building site is based upon a few things; like availability, personal taste and price. Keep searching the area you like and hunt down any lots for sale or track down the landlords and make them an offer that they can’t refuse. Otherwise keep your eyes open and jump on any leads. There are a few items to think about when buying a lot. For proper drainage, the house should not be in a low spot or at a bottom of a hill where runoff will head. Each property plot has easements that dictates where utility lines can go. Easements and lot restrictions will also influence the actual location of the building.
